Your new homeowner warranty

Your new home is covered by a comprehensive warranty, commonly referred to as the 2-5-10-year warranty. This warranty is regulated by BC Housing Licensing & Consumer Services and is supported by Travelers Guarantee, your third-party warranty provider.

Mandatory warranty coverage is provided as follows:

  • Defects in labour and materials for 12 months
  • Defects on labour and materials related to the major delivery and distribution systems (electrical, plumbing, heating, ventilation and air conditioning) for 2 years
  • Building envelope, including water ingress for 5 years
  • Structure of the building for 10 years

The BC Housing Licensing & Consumer Services Guide describes the required performance and warranty coverage for new homes in British Columbia. We recommend that purchasers download a copy and save it for future reference.

Your home has been constructed in accordance with criterion prescribed by the National Building Code of Canada, the BC Building Code, and Municipal Bylaws. As an assurance of our commitment to

the integrity of our project, warranties are provided to you the homeowner. Our care process is set up to facilitate warranted items in the most efficient manner, with minimal inconvenience to you the homeowner. Our determination of warrantable items is backed by Travelers Canada and is based on the guidelines set out by BC Housing Licensing & Consumer Services.

Although the construction of your home was carefully supervised, because of the nature of wood, concrete, and other building materials, some service work may be required. It is our commitment to repair defects in workmanship, where such defects become evident within one year from the closing date of the home. Manufacturer’s warranties apply to most other building materials. We shall, to the extent permitted by manufacturers and suppliers, assign to you the benefits of any warranty on the products used to build your home.

We reserve the right to revoke this warranty or any part thereof, if in our opinion, the deficiency is caused by abuse or neglect by the occupant. Negligence or improper care of the materials used in your home may render the manufacture’s warranties null and void. Product manufacturers will supply you with proper care instructions for their products.
